Rent

Rent is always paid in advance and is invoiced on the 1st of each month usually. You may have been asked to pay more rent in advance depending on your application status if you are non-UK resident or a student. Please note that keys can not be released unless there are cleared funds paid into our client monies rental account. It should be noted that we do not accept cash payments but this can be paid through your bank cashiers.

Deposit

Your deposit will be held on our client monies deposit account and is protected through the government back scheme MyDeposits.co.uk We are registered members of the Safe Agent network as well, so you have full client-money protection for your deposit. As a fully accredited Lettings Agency we belong to a number of professional bodies listed below, so you can be sure your tenancy and depost is in safe hands.

Moving in...
Check-in

On your agreed move-in date, as stated on your tenancy agreement, we will meet you at the property to hand you over the property keys and show you how things work in the flat. We will confirm the check-in appointment time, which is usually in the afternoon after 1pm and a member of our client services team will contact you accordingly to arrange.

Inventory report

Once we have recieved cleared funds on our bank account for the first month's rent and deposit, we will arrange for an independent inventory clerk to provide a report of what items of furnishing are included with the rent, a general report about the property condition and to take utility and meter readings at the property for Gas, Electric and Water bills as required. You will then take over the payment of utility bills and council tax payments at the property from the agreed start date of your tenancy. The inventory clerk will carry out their inspection prior to you moving in and we would always advise tenants to report any identified defects immediately so that they may also be recorded into the inventory report where possible.

Our experienced property management team are on-hand to ensure any issues at our property are quickly resolved.
